Buying the unit after eleven years as tenants
Illustrative example: sheet-metal fabricator, Walsall
The situation
A fabricator has rented its 9,800 sq ft unit for eleven years. The landlord is retiring and offers the directors first refusal, with six months before it goes to the open market. The latest accounts show a dip after a large customer paid late.
How we’d approach it
We’d present two years of accounts alongside current management figures that explain the dip, and go to lenders comfortable with owner-occupied industrial property. We’d also work with the directors and their accountant, following the accountant’s advice on whether to buy in the company’s name or personally, and where the deposit should come from.
