Capacity Finance

About

One adviser for your home, your business and your property.

Capacity Finance is a specialist finance brokerage run by Kaz Sood. I work with business owners, company directors, the self-employed and property investors across the UK.

“Business owners are some of the most capable people I work with, and too often some of the worst served.”

Kaz Sood · Mortgage, Protection & Specialist Finance Adviser

Why I started Capacity Finance

In the years since I started advising clients on mortgages, I’ve seen the same pattern again and again. Income that comes from dividends, retained profit or a set of accounts doesn’t fit a standard payslip, so applications get treated as a problem rather than understood.

And the finance itself gets split up. One person arranges the mortgage, someone else handles the business borrowing, and a third deals with the property project, with nobody looking at how the three affect each other.

Capacity Finance is my answer to that. One adviser who takes the time to understand how your business actually works, looks at your personal and business finances together, and goes to the lenders who understand them too.

My background

I’ve been advising clients on mortgages since 2021. For the past year I’ve worked with Momentum Financial Services Ltd, and Capacity Finance is a trading style of Momentum, which is authorised and regulated by the Financial Conduct Authority.

In practice, that means you’re dealing with an FCA-authorised firm, with proper records of the advice you receive and a clear complaints process if anything ever goes wrong. Not all of the commercial and business finance we arrange is regulated by the Financial Conduct Authority, and we’ll tell you at the outset whether your borrowing is regulated.

Our complaints procedure

Who I work with

I work with clients across the UK, mostly by phone and video call, so where you’re based doesn’t matter.

  • Company directors and the self-employed

Mortgages assessed on how you’re actually paid, whether that’s salary and dividends, retained profit or your accounts.

  • Business owners

Premises, machinery and equipment, working capital and funding for growth, arranged around how your business trades.

  • Property investors and developers

Bridging, development finance and commercial investment mortgages, with the exit planned from the start.

  • Individuals and families

Residential mortgages and protection, often alongside the business finance, so the two work together.

What working with me looks like

  • You deal with me

From the first call to the day your finance is in place. You won’t be passed from person to person.

  • Costs up front

The first consultation is free. If there’s a fee for advice, you’ll know what it is before you incur it.

  • Straight answers

If something isn’t right for you, or isn’t realistic, I’ll tell you early rather than let it drift.

  • The whole picture

Your personal and business finances looked at together, so one decision doesn’t create a problem for another.

  • Kept in the loop

Regular updates as your case moves forward, so you’re not the one doing the chasing.

  • In it for the long term

The adviser you come back to for the next remortgage, purchase or investment.

Let’s discuss what you’re looking to achieve.
