Bridging for your home

If you need short-term funding secured on a home you live in, or plan to live in — for example, to buy your next home before your current one sells — different rules apply from other bridging finance. We explain them in plain English, along with the costs and how you would repay.

Why bridging on your home is different

When a bridging loan is secured on a home that you, or a close family member, live in or intend to live in, it is normally treated as a regulated mortgage. That means it is covered by the Financial Conduct Authority’s mortgage rules, in the same way most home loans are.

Bridging secured on other property — a buy-to-let, a commercial building, or a property bought to refurbish and sell — is usually not regulated in the same way. That kind of borrowing is covered on our bridging finance page.

What it means for you

  • The lender must check that you can afford the loan, and that your plan to repay it — usually the sale of your current home or a new mortgage — is realistic.
  • The advice you receive must meet the regulator’s standards for mortgage advice.
  • If something goes wrong, you can normally take a complaint to the Financial Ombudsman Service.
  • Loans are usually short — typically twelve months or less.

Bridging loans are short-term and usually cost more than a standard mortgage. Interest is often added to the loan rather than paid monthly, which increases the amount you owe. If your current home doesn’t sell, or a new mortgage isn’t available, before the loan is due to be repaid, you could face extra costs and your home may be repossessed.

“Close family member” has a specific meaning here: broadly a spouse or partner, parent, child, brother or sister, grandparent or grandchild.
